BIM Management

New Indoor Swimming Pool in Zuffenhausen

In the outskirts of Stuttgart, a new public swimming pool was envisioned as a symbol of sustainability, quality, and functionality. As the BIM Coordinator for this project, our approach was driven by a commitment to focus on essential goals and simplify processes to ensure both client satisfaction and team effectiveness.

The project’s ambitions were high: to deliver a sustainable and high-quality swimming pool while navigating the complexities of a BIM-driven process. A multidisciplinary team and the client, who was embarking on their pilot BIM project, with undefined standards and limited experience. This resulted in initial challenges, including misaligned expectations and a risk of overburdening the team.

To steer the project toward success, we adopted a streamlined and goal-orientedmethodology:

1

Prioritizing Essentials
By honing in on the most critical requirements—both fromthe client and the team—we minimized unnecessary complexities and ensured thatefforts were directed where they mattered most.

2

Simplifying Processes
Together with the client, we simplified workflows, tailoringthem to align with their capabilities and the project’s needs. This reduction inprocess-related stress helped maintain the team’s focus and energy.

3

Maintaining Motivation
Recognizing the importance of morale, I fostered acollaborative environment where challenges were seen as opportunities for growth.Regular communication and a shared vision kept everyone aligned and engaged. Not always a flawles job to do.

BIM served as the backbone for effective communication and collaboration within the team, operating under a shared digital framework:

Efficient Coordination

Proactive clash detection and resolution minimized delays and resource wastage.

Informed Decisions

Early-stage simulations and analyses guided sustainable design choices, enhancing energy efficiency, environmental performance, and material optimization.

Client Integration

By involving the client deeply and offering tailored guidance, they developed confidence in BIM and its potential benefits

The swimming pool project exemplifies a successful balance between BIM implementation, sustainability, and efficiency. Key achievements include:

Enhanced coordination and communication across disciplines, significantly reducing rework.

A motivated and aligned team that met and exceeded expectations.

A client now empowered with the knowledge and tools to use BIM effectively for future operations.
